June 17 3:30PM   Question Asked:  Is the $8000 Homebuyer tax credit going to be renewed-extended.  No.  A bill was introduced to extend the closing deadline to October - however the contract deadline of Apr 30 has expired and will not be extended.   That ship has sailed.  However the interest rates are still at historic lows and property values are trending upward in ND(the only state in the nation with positive appreciation rates)  ___________________________________________________________________________June 10 3:42PM   Thank you to the person who called requesting a Market Value Appraisal on her house.  We do them for the buyer prior to making their offer.  We refer sellers to our collegues who represent sellers.June 10 11AM    We are trying out some new search buttons: Suggestions welcome for more grouped search buttons.___________________________________________________________________________June 8  1:35PM  We are Exclusive Buyers Brokers.  That means that we never represent Sellers anad always represent buyers.  We don't do Dual Agency, Appointed Agency or Facilitator, all of which requires buyers to give up 100% buyer representation.  Companies who represent sellers must offer these reduced buyer agency options as an alternative to 100% SELLER representation.Sometimes Buyer's are not aware of the existence of Buyers Brokers, such as ourselves, because Sellers agents have fiduciary duties to their sellers only.  Dual Agency has already become illegal in 3 states.Most Buyers, once they are given the opportunity to understand the advantage of having their own representation with a Buyers Broker, would prefer that relationship, if it is available.  It is available here.It is not available from any Real Estate Company in Fargo Moorhead that represents sellers, holds open houses, advertises properties or has for sale signs.   However we happily assist any Sellers by helping them find the right Listing Agent for their particular property___________________________________________________________________________June 5    6:45am    This is a prayer for the buyer:  "Dear God, please help John and Jane find the best possible home.  Help them avoid contacting Realtors with pressures, quotas, and incentives, to sell their own listing.  And lead them not into Dual Agency.  Show them they have a choice to get exclusive representation - before they begin their home search.  And if they should end up with a company that represents sellers, help them avoid the trouble that can occur because of dual agency."The fact is that most dual agency situations have a happy ending.  But wouldn't it be wonderful if all buyers knew about the existence of Exclusive Buyer's Agency (Buyer's Brokers)?  Beforehand.___________________________________________________________________________June 4 11 PM    Of tilted playing fields.  Isn't it enough that the real estate business is built by and for sellers?  Do they also have to bring God in on their side?   Yes.... which means that you, as a home buyer, are the answer to many a sellers prayers.  I wonder how many sellers, seller's friends and family, seller's Realtors (and their friends and families), are on their knees tonight praying to God that you (or any buyer with a pulse) choose their home this weekend?  Quite (more than) a few.   Try to imagine how many sellers are praying for the courage to lower their price to fair market value,  and the wisdom to fix what needs fixing?  Not so many.  ___________________________________________________________________________June 2  1:30 PM   This morning I was thinking about a buyer moving in from a distant city.  He called wanting some property information.  He doesn't know me.  I'm just a guy on the Internet with my name near a property he wants to know about.  99% of the time he reaches a Sellers agent.  I tell him I'm an Exclusive Buyers Representative.  He doesn't care about that. From his perspective there's not a dimes worth of difference between Realtors except that he needs information and, if I have it, he'd like his question answered.   I have no problem with that. I was happy to help.  If he ever realizes there is a possible difference in outcome if he uses a Buyer's Broker he might be calling my back.  June 1 - I didn't make any notes on the 1st - but I showed homes to a prospective client... I didn't ask him to immediately sign a buyer agency contract because we barely knew each other.... I want to tell you about it because he asked "what is my obligation"?  He sees me giving him my time and expertise and is naturally concerned about creating an obligation for himself.  The fact is I don't want to be needlessly obligated either... I don't want to commit to work for a new client until I know we are both on the same page - that we fully understand each others thoughts, motivations, and needs.  Before we can strike an agreement we need to know how it benefits each side.  And that all requires a little time together - time to see some homes together and experience some interaction. Because I am an exclusive buyers broker my time is totally at risk.  But there's no short cut to investing the time and gaining the knowledge we both need to know.  And its a fact: spending time with me, and getting advice, does not create an obligation to buy, nor to use my service.___________________________________________________________________________May 30  1:30PM  Today is Sunday - when seller's agents have open houses..... do buyers understand the Sellers Realtor is dutibound by law, ethics, and decency, to protect the seller - not the buyer?   Here is a one email I got on a Monday... Hi Dan, I just wanted to let you know that we bought a house yesterday - we went to an open house and found one we really loved.   We didn't want to pester you on your day off ...Thanks again for all your time.   Josie    I no longer get these emails because my clients learn the nature of Exclusive Buyer Agency vs Seller Agency.May 28  5:30PM  I had just finished a lengthy entry here about limiting my number of committments to work for buyers when my computer crashed..... bad luck.  We hope you have a good and safe holiday!May 27  NOON: This is a commercial:  We are friendly to buyers.  We are not out to meet sales quotas, or help sellers.  If this website lacks anything you let us know and we'll fix it.  Most people say this is the best site in the FM area.  If you initiate a contact to an agent through any other website you will be reaching a dual agent.  No one gets a Buyer's Broker unless they take action to find one.  And that is what we do 100% of the time - work for buyers exclusively.___________________________________________________________________________May 27 11;30 AM  The morning closing at The Title Co. went well -they are very busy there and I'm continually amazed at what a good job they do.  A few minutes ago a police detective dropped into the office with a photo of a murder suspect from Chicago who was thought to be in the area.   Chicago criminals who stop in Fargo make a huge mistake.  If he's still here he will be caught. None will be hosted by an Exclusive Buyer's Agent: If you wanted to buy an Open House, what should you do? Talk to us first.  Why?  Because as exclusive buyers representatives we are your insurance policy that you get the best home and the best terms.___________________________________________________________________________May 22   4:30PM  A caller who asked to see a home was not aware there was an advantage for him to see the home with a Realtor who works exclusively for the buyer's best interest.  This is not surprising since the real estate business is based on sellers. IT WAS POINTED OUT THAT OTHER REALTY FIRMS WHO REPRESENT SELLERS ARE NOT COMPETITORS OF OURS - IF YOU WANT A SELLERS AGENT YOU PICK YOUR FAVORITE AMONG MANY.  IF YOU WANT AN EXCLUSIVE BUYERS BROKER YOU HAVE ONLY US.  I DISAGREE BECAUSE MOST PEOPLE DO NOT KNOW THE DIFFERENCE.May 21   8:40AM:  Our competitors in Real Estate offer dual agency (Seller Agency).   Without seller's agents and dual agents we'd have no listings on Fargohomes.com   However they can never recommend an EBA to their buyers prospects - that could hurt their business.  EBA = EXCLUSIVE BUYERS AGENT___________________________________________________________________________May 20 10:00PM:  ABR Designation:  Accredited Buyer's Representative.   Lida finished her 16 hour ABR course today along with 32 other Realtors from other local companies.  Students were asked to raise their hands if there were any Exclusive Buyers Brokers attending.  Just 1.  An Accredited Buyer's Representative is not an EBA and often will be a dual agent - representing neither buyer or seller.---------------------------------------------------------------------------Boil it down: what's the difference between Buyer's Broker, and Dual Agent - Sellers Broker.There are 3 areas...___________________________________________________________________________Low Risk...   33% of transactions are Dual Agency (within the same firm) and only 10 - 15 % of those end up with trouble.  Most buyers would return to their dual agent.___________________________________________________________________________Medium Risk... 60 - 80% of agents are newer in the business, or part time, or just plain incompetent.   If you found your agent because of the Internet, or advertising, or open house, you could end up with a poor agent.  If you were referred the agent then your odds of ending up with trustworthy and diligent dual agent are greatly improved.___________________________________________________________________________High Risk  99+% of the time buyer ends up with a competent, capable, full time Dual Agent, who will very likely assist them to find them a good home   But that person works at a traditional Sellers Brokerage where every buyer they find can be the answer to many prayers - sellers prayers.   And every sellers broker gets paid double to sell their own listing.  There are sellers, and signs, and marketing duties.  They have sellers needs on the brain every waking hour.  There are quotas and sales contests and property inventory concerns.   There is constant pressure to sell homes, and replace listings that sell or expire.  How can dual agents maintain a dedication to have their buyers best interests as their top concern?  That is what the buyer expects.  They will not, however, experience 100% representation unless they have their own Buyer's Broker.___________________________________________________________________________The key phrase is "end up with" a dual agent.  No buyer would choose Dual Agency if the they had the option, and understood the benefits of Buyer's Brokers.   It usually takes an understanding of the difference and a determination on the Buyer's part, to take some action to find and hire an Exclusive Buyers Representative.  Most likely buyers find dual agents everywhere they go.  The dual agent, acting in the best interests of their sellers, will not be encouraging a buyer to look into the benefits of using an Exclusive Buyers Broker. There is no incentive to explain it - one could argue that it is unethical (to their sellers) to encourage a home buyer to find an exclusive buyers representative.___________________________________________________________________________The double dipping conundrum.  The Buyer's Broker's complete job satisfaction is in knowing their client got the best home, the right home, and with the fairest terms.   The Dual Agent-Sellers Broker's most complete job satisfaction is a satisfied buyer purchasing their sellers home and getting paid double.
